Residency in Cyprus for Canadians: Routes and Requirements
Canada is outside the EU, so Canadians need a residence permit to live in Cyprus long term - but the routes available to retirees are well trodden, and the most popular ones are designed for exactly this situation: people with steady income from abroad who want to live in Cyprus without working locally.
Visiting first: 90 days visa-free
Canadian citizens can visit Cyprus visa-free for up to 90 days in any 180-day period. Many retirees use one or two extended visits to test cities and neighbourhoods before committing to a permit route - a step we strongly recommend.
Temporary residence permit (the "pink slip")
The temporary residence permit for visitors lets non-EU nationals stay beyond 90 days without working in Cyprus. In practice you show a stable income from abroad, a Cyprus address, health insurance, and a local bank account. It is renewable, and many retirees use it as a first year while deciding on a permanent route.
Fast-track permanent residency (Regulation 6(2))
The route most financially comfortable retirees choose. The headline requirements as of 2026:
- Invest at least EUR 300,000 (plus VAT) in a new (first-sale) residential property - other qualifying investment categories exist;
- Show secured annual income from abroad of at least EUR 50,000, plus EUR 15,000 for a spouse and EUR 10,000 per dependent child;
- Hold health insurance and a clean criminal record.
Applications are typically decided in around six months. The permit is permanent from day one (subject to annual confirmations that the investment and income are maintained) and covers spouses and dependent children. Note that permanent residency does not by itself make you a tax resident - that still depends on days spent in Cyprus.
Category F: the patient route
Category F is an older, slower permanent residency category for people with secure foreign income - the commonly cited threshold is roughly EUR 9,600 per year plus about EUR 4,600 per dependent, though in practice authorities expect comfortably more. There is no investment requirement, but processing takes considerably longer than the fast-track route.
Citizenship, eventually
Naturalisation is possible after several years of legal residence - typically seven - with conditions that include language and other integration requirements. Most retirees find permanent residency meets their needs and treat citizenship as optional.
Frequently asked questions
Can I retire in Cyprus without buying property?
Yes. The temporary residence permit and Category F both work with rented housing; only the fast-track Regulation 6(2) route requires a qualifying investment such as a EUR 300,000 new property.
How long does permanent residency take?
The fast-track investment route is typically decided in around six months. Category F is significantly slower - often a year or more.
Does a residence permit make me a Cyprus tax resident?
No. Tax residency depends on presence - normally more than 183 days in the tax year - regardless of which permit you hold.
Can I work in Cyprus on these permits?
The retiree routes described here generally do not permit local employment. Income is expected to come from abroad - pensions, investments, or foreign business interests.
